Marketing:
We have photos taken and write a very attractive description of the property, and post the information to dozens of websites. When we receive inquiries, we contact them, make appointment with interested parties, and we will personally show the property.
Leasing:
When we receive an application on a property, the applicant is screened thoroughly, there are credit, collective history, rent payment history, Landlord-tenant history, criminal/public records, sexual offender registry check, watchlist, bankruptcies and lien checks on all occupants over 18 years of age. If we see any red flags, we will contact the Landlord and give them the opportunity to either rent or not to the prospect.
We have a very comprehensive lease, that is well written and approved by a certified attorney.
Collections:
Because of the screening process, we have had a very few problems with tenants paying their rent in a timely manner. However, rent is due on the 1st of each month and late after the 5th. We review the files and will send a 3 day notice to the people that have not paid on the 6th. This will give us the power to start evictions, if needed, and will not wait until the rent is due for another month.
The Landlord’s proceeds are electronically deposited into their accounts into a timely manor.
Lease Renewal:
We work to avoid costly turnovers by working to retain the current tenants with great service. When a lease is due to be renewed, approximately 60-90 days prior to the end of the current lease, we check the current market regarding rental rates. We then contact the Landlord to discuss the rate and make sure the Landlord doesn’t have other plans for the property. Then we contact the tenant to give them the option to renew.
Maintenance:
Our software has a tenant portal. Tenants can promptly report problems that occur and need attention/maintenance. The requests are emailed to the Property Manager and addressed promptly. We have a list of vendors that work with us and we know do a great job and their prices are reasonable.
Reporting:
Our software has an owner’s portal which gives the Landlords the availability to check any time what is the current status of their accounts.
Move-outs:
When the tenants vacate we will inspect the property and make sure that it is left in the same condition as when the tenant moved in, normal wear and tear is accepted. However, the property needs to be clean and no damage done, We are holding the tenants’ security deposit in escrow. Hopefully we can refund the complete deposit, but if not, we will do the security claim and follow up with getting the property into move in condition.
